The redevelopment of 70–104 Brownville Avenue proposes a comprehensive transformation of seventeen low-density residential lots into a single, coordinated development block. Situated just south of Eglinton Avenue West and Weston Road, the project supports ongoing growth in the Mount Dennis area by introducing new housing in a transit-accessible location. The proposal aligns with broader municipal and provincial objectives to increase housing supply through intensification in areas with strong access to community services and transit infrastructure.
The development features two purpose-built rental towers of 43 and 41 storeys connected by a 6-storey podium. Together, the buildings will deliver 851 rental units ranging from studios to three-bedroom formats, offering a mix of housing options suited to a variety of household types. The project replaces existing detached homes with a compact, high-density built form that reflects the planned evolution of the neighbourhood.
