This site is located within the Vaughan Enterpirse Zone, directly north of the CP Intermodal Yards in close proximity to the Highway 427 extension. WCGI assisted the owner, Amar Transport Inc., in submitting applications to the City of Vaughan for the development of the site for a Truck Terminal. The applications were put on hold by the City of Vaughan pending the completion of the Highway 427 Extension Environmental Assesment and a Secondary Plan for the area

These applications were appealed to the Ontario Municipal Board (OMB) by the owner in 2007 (PL070994, PL070917). WCGI, together with Aird & Berlis LLP and a project team consisting of Trow Associates Inc., Cole Engineering Group Ltd., MEP Design Inc. and HGC Engineering Ltd., represented Amar Transport Inc., at the hearing.

Subsequent to discussions with the City of Vaughan, the Region of Peel and the City of Brampton, a settlement was reached. The applications were approved by the Board in September 2008.

This project exposed the unique relationship between planning for future employment growth and planning for an immediate utility, and sought to achieve the right balance between these paradigms.
